Building Construction – Work Estimate, Material Estimate, Cost Estimate (Two Bedrooms)

PREAMBLE
The art of building construction has a spacious compass in the discipline of forestry. In the practical life of a forester, this acquaintance is quite useful principally in the cases like construction and repair of government installations/ offices, rest houses, and residences, etc.
Apart from construction, a sound knowledge of estimation of expenses and work is also indispensable for supervision and budgetary commitments. Consequently, the main objective of this project is to endow with us the knowledge and develop skills concerning building construction, planning, designing, and estimate calculations.
Keeping in view the above necessities, design, and estimation of a two bedrooms house is a part of our module. This booklet provides an insight into the cost, material and work estimate of a two bedroom single storey house project covering an area of 10 Marlas (ie 2720 square feet) with dimensions 68ft × 40ft. The area is plain having soil mixture of sand and gravel. The angle of repose of soil is 33O and the safe bearing capacity is 25 tons/ m2.

DESIGN OF FOUNDATION
Sample Map (not as per specs in this article)

It is a spread footing foundation with L = 26 tons, P = 23.64 tons/m2, j = 0.15m, w = 1.65 ton/ m3, θ = 33O, m = 2.46 ton/m 2.

(i)                        Width of Foundation:
By Formula:
                        W = L / P
    W = 1.09 m
By Thumb Rule:
                         W = 2t + 2j
         W = 1.3m
Taking the Maximum value ie 1.3m or 4’ 3’’
           
(ii)                      Depth of Foundation:
By Formula:
                        h = P/w (1-Sin θ / 1 + Sin θ) 2
        h = 1.25 m
By Thumb Rule prescribed maximum depth = 0.9 m
Taking maximum value ie 1.25m or 4’ 2’’
     
(iii)                    Depth of Concrete Block:
By Formula    d = √3pj2/ m
      Or,            d = 0.254m
By Thumb Rule,
                       d = j = 0.15m
Taking maximum value ie 0.254m or 10’’
Therefore,
                  Width of Foundation = 1.3m
                  Depth of Foundation = 1.25m
Depth of Concrete Block = 0.254m
